Project:  O’Sheas Pub, Clonskeagh

Mixed retail and commercial development of approximately 3,000 sq m including medical suite use in Clonskeagh.

Role: 

Campion Property Consultants (CPC) were engaged by the owner as project managers with a view to maximising the development value of the site by achieving planning permission for a mixed use development.

 

This process involved:

  • entering into complex negotiations with Dublin City Council
  • engaging and appointing an experienced design team to produce a scheme that was acceptable to Dublin City Council in design terms, and would be economically viable in the current economic climate;
  • co-ordinating and driving the design team which consisted of:  Shay Cleary Architects – Project Architect
  • ARUP Consulting Engineers – Project Structural Engineers
  • Tom Phillips + Associates – Planning Consultants
  • Scott Cawley –Environmental Consultants

Outcome:

CPC appointed and engaged a highly experience design team to produce a scheme for planning that was both acceptable to Dublin City Council in design terms (based on the outcome of pre application consultations) and will be economically viable in the current market.  The planning permission was secured, and will be coming ot hte market in coming weeks


Project:  Former Annesley Motors Site, Summerhill, Dublin

Mixed use retail, residential, and medical centre development at the Former Annesley Motors Site, Summerhill, Dublin.

Role: 

Campion Property Consultants (CPC) was engaged by the owner to consult and advise the submission of a planning application for a mixed use development on the site, and, on achieving planning permission for the scheme, to pre-let the development prior to implementing that permission.

Outcome:

CPC secured planning permission for a substantial mixed-use development on the site and have pre let space to a prominent retail chain. This significantly enhanced the value of the site.  CPC is seeking to secure tenants for the permitted development at present.


 

Project:  City Quay, Dublin 2

Mixed Retail and Commercial development of approximately 1,000 sq m over six floors including ground floor parking, with a construction value of €4.2m.

Role: 

Campion Property Consultants (CPC) were engaged as project managers, then development managers for the build; liaising, coordinating and driving the design team which consisted of:

  • Keenan Lynch Architecture – Project Architect
  • Hendrick Ryan Associates – Project Structural Engineers
  • RN Murphy – Project Service Engineers
  • Duffy Gaffney Partnership – Project Quantity Surveyors
  • Rohcon Ltd
  • Leading Edge Project Management – Project Managers
  • McAllister Devereux Keating – Project Fire Consultant

The site consisted of approximately 0.6 acres of commercially zoned land, wherein permission was sought and granted for a 1,000 sq m building. The accommodation is broken down as follows:

CPC were then retained to pre-let the space and achieve the maximum value for the client.

Outcome:

CPC secured tenants with extremely strong covenants. CPC attained maximum rents achieving high return for the client.

 


 

Project:  La Touché Hotel, Greystones, Co. Wicklow

 

Mixed use cafe, office, hotel, retail and residential development at La Touché Hotel (A Protected Structure), Greystones, Co. Wicklow.

Role: 

Campion Property Consultants (CPC) was engaged by the client as auctioneers to market and sell La Touché Hotel.  CPC’s brief was to achieve the best possible price for the site and, having visited and undertaken a desk study on the planning context of the site, advised the owners that the sale value could be enhanced were planning permission for a mixed use development to be achieved (prior to the sale of the property).  CPC was subsequently appointed as project managers of a design team with instructions to lodge a planning application for development on the site.  The design team comprised of:

 

  • Fitzgerald Kavanagh Architects – Project Architects:
  • O’Connor Sutton Cronin – Project Structural Engineers; and
  • McArdle McSweeney and Associates – Project Service Engineers.

The site consisted of commercially zoned land, wherein permission was sought and granted for a c. 10,250 sq m mixed used development.

Outcome:

CPC secured planning permission for a substantial mixed-use development on the site. This significantly enhanced the value of the site and CPC subsequently sold the site into a JV mechanism and achieved a great result


Project:  Merchants Gate, East Wall Road, Dublin 3

 

Mixed-use residential, hotel, retail, leisure, and community centre development on a site known as Merchant’s Gate, East Wall Road, Dublin 3.

 

Role: 

Campion Property Consultants (CPC) were engaged by the owners of the site to assist the client in acquiring and achieving vacant possession of several parcels of land to form a large development site at Merchant’s Gate.  This involved putting JV structure in place and entering into extensive discussions with several landowners (on behalf of the client) and negotiating the acquisition.  Having successfully assisted the client with the land acquisition issue, CPC were subsequently retained to project manage the submission of a planning application for a substantial mixed-use development.  The planning application comprised of:

 

  • 34,000 sq m of Commercial/Enterprise Space;
  • 750 No. 1, 2 and 3 Bed Homes;
  • A 300 No. Bed Hotel;
  • Community Care Centre & Crèche;
  • Leisure Centre, Restaurants, Cafes;
  • Public Gardens and Plazas;
  • Neighbourhood Shopping;
  • On-Site Waste Treatment; and
  • CHP/On-Site Power Generation.

The site consisted of approximately 9 acres of commercially zoned land.

Outcome:

CPC successfully assisted the client with acquiring a large development site and assisted in securing planning permission for a substantial mixed-use development on the site.  This significantly enhanced the value of the site.


Project:  Nos. 37/38/39 Fitzwilliam Square, Dublin 2

Enhancing the value of property/property management at Nos. 37/38/39 Fitzwilliam Square, Dublin 2.

Role: 

Campion Property Consultants (CPC) was engaged to advise the tenants on buying Nos. 37/38/39 Fitzwilliam Square. The tenants bought the properties and again retained CPC to advise on the sale of the property. In order to maximise the client’s return on his investment, CPC secured high value tenants for the building, project managed the refurbishment of the property, and, once the refurbishments were complete, sold the property for a substantial profit.

 

Outcome:

CPC secured a high value tenant for the property and sold the property for client for some double what they paid.  CPC’s role in managing and selling the property has been used as a case study/model for property development by lecturers in DIT.


Project:  Bantry Court House, Bantry, Co. Cork

Mixed use development comprising residential, institutional (social welfare and court house), and funeral home uses.

 

Role: 

Campion Property Consultants (CPC) were engaged by the client as project managers to achieve planning permission for a mixed use development on a site in Bantry.  CPC engaged a design team with instructions to lodge a planning application for development on the site.

 

Outcome:

CPC secured planning permission for a substantial mixed-use development on the site. This significantly enhanced the value of the site.
